What Norton Commons is built from
A traditional-neighborhood development in north-eastern Jefferson County begun in the mid-2000s and still filling in: narrow-lot houses set close to the street with rear alleys and alley garages, built to modern energy code with tight envelopes, high-efficiency furnaces and, very commonly, a whole-house humidifier plumbed into the ductwork.
Young families and downsizers in roughly equal measure, in houses new enough that most rugs were bought for the room they are in. A lot of open plan, a lot of hard flooring, and a lot of large rugs defining a space rather than covering a floor.
The Norton Commons problem
The humidifier is the problem here, and it exists because the houses are good rather than bad. A tight, well-sealed house does not shed moisture the way a draughty old one does, so a whole-house humidifier set to a comfortable number in November keeps pushing water into air that has nowhere to lose it. On the coldest nights that water finds the coldest surfaces in the building, and in these houses those are the slab and the floor at the outside wall, the strip along the bottom of a run of glass, and the perimeter of a room over an alley garage. A rug lying on any of those is wetted from below on every hard freeze and dried again in the days between, over and over from December into February. Nothing about it looks wrong — the pile is dry to the hand and the room is comfortable — and the first honest signal is the smell of that room after it has been shut for a weekend, which is microbial growth in the base of the pile rather than anything sitting on the surface. Winding the humidistat down as the outside temperature falls is the free half of the fix. The rug still has to be washed through.
