What The Highlands is built from
The long spine either side of Bardstown Road and Baxter Avenue, from Broadway out toward Douglass Loop: shotguns and camelbacks, brick bungalows, four-squares and Victorian doubles, mostly 1890 to 1930, on narrow lots carrying a hundred years of heating retrofits. Original boilers in some, gravity furnaces converted to forced air in others, and window units and mini-splits filling the gaps.
Dense, mixed and busy, with a high share of houses that are somebody’s first good house. Rugs here are used rather than displayed, and a great many of them are the piece that came out of a grandparent’s dining room.
The The Highlands problem
The Highlands is where the sheer length of the heating season shows up most plainly. A furnace or a boiler runs here from October into April, and warming cold outside air without putting any water back into it is what makes a house dry: air that comes in at twenty degrees and is heated to seventy arrives at a relative humidity in the low teens. Wool is a hygroscopic fibre and it equilibrates with whatever surrounds it, so across a winter its moisture content falls from roughly fifteen per cent to a fraction of that. Dry wool is not merely dry, it is mechanically different — stiffer, far less elastic, and it breaks rather than bends where it is creased. The cotton foundation is shrinking over the same months and it does not shrink evenly, which is why so many rugs in these houses are wavy, ridged or curling at one end by March and flat again by July. Owners assume the rug was badly made. It was not. It has been dehydrated for six months a year for twenty years, and once it is cracking along a fold line the problem is structural rather than cosmetic.
